Lea and I would like to wish you and yours a very Happy New
Year and hope you had a good 2007 and that we all have an even better 2008.
The Year in Review:
2007 was the most unexpected year in South Florida Real
Estate History, the free fall of prices and at times the total lack of activity
surprised all, including yours truly! With 32 years of experience, with 20 of
those years owning and operating my own real estate company, in this local
market I was caught by surprise just as everyone else was. I have never
experienced a market with the extent of free fall in its prices, in one year we
lost most of what we had gained from 2000 to 2005, just amazing!
The Year Ahead 2008:
2008 opens with possibilities for all as activity has
finally picked up during the first week of the month, which is historically
unusual, in normal times we did not see any activity till the second or third
week of the month.
During Jan, the fed is expected to drop the prime Rate this
time by ½% as the government is finally acknowledging what the rest of us have
known for some time, the overall economy is in trouble, with a capital T! In
Jan .voters are expected to pass a bill lowering Tax rates and allowing for a
form of Portability for owners of Homestetted property. These Two factors alone
will have a dramatic effect on the local real estate market. Combine this with
the fact that many builders have an inventory of spec homes that they must sell
and are starting to do at major discounts from their list price and an inventory
of homes with sellers, who in many cases must sell!
What you have is a window in time where all the right
circumstances have come together creating a spectacular buyers market at prices
that we will not see again! The next 30 to 60 days will see the some
spectacular deals for those who have held off purchasing till the market
bottomed out. Then not only will prices start going back up, this time at a much
more reasonable rate, something in the 4% to 6% annual range., but sellers and
builders alike will not take the offers they might today.
If you are a seller in South Florida and do not have to
sell, my advice to you is hold off putting your home on the market for at least
90 to 120 days, at that time the market will be totally different. If you must
sell now, make sure your price is right on target, this is not the time to go
fishing.
If you are a Buyer looking for a home in south Florida,
your time has come!!!! There will never be a better time to buy than now! Take
advantage of lower interest rates, lower Taxes and the lowest prices we have
seen in over 7 years, which will not last long!
